Mvule Gardens is a landmark affordable housing development in Kilifi County, Kenya, widely recognized as Africa’s largest 3D-printed housing complex. The project is designed to demonstrate how advanced construction technology can help address Kenya’s and Africa’s chronic housing shortages by delivering homes faster, more affordably, and with a lower environmental footprint than conventional building methods.

The development is led by 14Trees, a joint venture between global building materials company Holcim and the UK’s development finance institution CDC Group (now British International Investment), with architectural design by MASS Design Group. Mvule Gardens forms part of the broader Green Heart of Kenya initiative, which aims to create inclusive, climate-resilient communities through sustainable urban planning and innovation.

What makes Mvule Gardens distinctive is its use of large-scale 3D concrete printing technology. The homes’ structural walls are printed layer by layer using a specially developed low-carbon concrete mix, allowing precise construction with significantly reduced material waste. This approach shortens construction timelines dramatically—structural components of a house can be completed in a matter of days rather than weeks—while maintaining safety and durability standards.

The project comprises around 52 housing units, making it the largest development of its kind on the African continent at the time of launch. The homes are designed to be functional, climate-appropriate, and affordable for local residents, while also meeting international sustainability benchmarks. Mvule Gardens has achieved EDGE Advanced certification, highlighting its strong performance in energy efficiency, water savings, and embodied carbon reduction.

Beyond housing delivery, Mvule Gardens plays an important social role. It supports local job creation and skills transfer, training Kenyan workers to operate and maintain 3D construction technology. As a result, the project is not only a housing development but also a proof-of-concept for scaling digital construction and sustainable building practices across Africa.
